How will the rent be paid?

How much rent can I expect for my property?
The rent you receive will depend on how many bedrooms there are in the property and its location, you can find out how much we will be able to offer you for your property by calling on of our team.
What documentation do I need to provide?
- 1CORGI gas safety test certificate
- NICEIC electrical test certificate, issued by a NICEIC registered electrician.
- Energy performance certificate (EPC).
- A copy of your building insurance.
- Three sets of all door keys to the property
Does the property need to be furnished?
Not necessarily. We take on fully furnished, part-furnished and completely unfurnished properties.
Who will pay for ongoing repairs?
S&M Property Solutions covers minor repairs up to a percentage of the annual rent paid to you. Due to the quality of our tenants and frequent inspections, it is highly unlikely that repairs will exceed the amount covered. However, if they do, we always provide a quote for larger maintenance work before proceeding. You also are more than welcomed to use your own contacts for repairs if need be.
